Building spaces that bring people together

Whether in its architecture, location, or people, downtown Richmond is filled with potential. Through a bold strategy of preservation and innovation, we’re revitalizing the spaces that matter most. Our goal? A walkable, livable, modern downtown full of character for residents, students, and visitors alike.

What’s included

Historic Restoration with AP Development

We’re working to restore five of downtown’s most iconic and beloved buildings – Knollenberg’s, Odd Fellows, the former BMO Harris, Jenkins, and Hittle buildings. With the support of Revitalize Richmond and the Economic Development Corp. of Wayne County, AP Development is bringing its expertise to Richmond to transform these under-utilized spaces into nearly 100 living spaces and 20,000 square feet of renovated commercial storefronts.

New Mixed-Use Development

On the site of the former Elder-Beerman department store, Flaherty and Collins will introduce modern, urban-style apartment living with ground-floor commercial spaces. This 150-unit complex will bring amenities that haven’t existed before in East Central Indiana. With 42% of Wayne County workers commuting to work every day, this project is a key step in making downtown a place people truly want to live.

Restoration with a Purpose

Not every building needs a big developer. Through a strong partnership with local nonprofit Richmond Neighborhood Restoration, we’re bringing smaller buildings like the former Readmore building at the corner of Main and Ninth streets back to life. These renovated spaces become launchpads for local entrepreneurs, making it easier for people to start and grow businesses right here in Richmond. By lowering the barriers to entry, we’re helping more community members turn their ideas into a reality.

Designed for Real Life

Downtown buildings are being redesigned for modern expectations: safe, accessible, energy-efficient, and beautiful. We’re thinking about walkability, quality of life, and long-term impact at every stage of the process.
